What is the typical booking process for a home or plot?
The booking process is smooth and fully transparent:
- Site Visit: Schedule an in-person or guided virtual tour with our sales manager.
- Unit Selection: Block your preferred apartment, office floor, or plot with a nominal token advance.
- Agreement for Sale: Within 15-30 days upon completing initial 10-20% payment, executed with clean stamp duty.
- Construction-Linked Schedule: Transparent milestone payouts tied to verified civil progress.
- Registration & Handover: Smooth registration at the Sub-Registrar Office and keys handed over.
Do you assist with Home Loans and Bank Approvals?
Yes. All our developments are pre-approved by leading financial institutions, including SBI, HDFC Bank, ICICI Bank, Axis Bank, and Kotak Mahindra. Our in-house banking coordination desk assists you with documentation, credit assessments, and quick sanctions at the most competitive interest rates.
What services do you offer for Non-Resident Indians (NRIs)?
We provide a specialized NRI Concierge Desk catering to buyers residing abroad. This includes live video tours, digital KYC verification, Power of Attorney (PoA) guidance, NRE/NRO banking transaction facilitation, and complete post-purchase leasing management.
Can I customize the interior layout of my apartment or villa?
For homes booked during early construction phases, our design team accommodates non-structural custom modifications (such as electrical point relocations, false ceiling provisions, and select flooring finishes) subject to structural safety and architectural compliance.
What warranty or post-handover maintenance is provided?
As mandated by RERA, we provide a 5-year structural defect warranty on all residential projects. Additionally, Patel Realty Group oversees facility management for the initial 12 to 24 months post-handover to ensure seamless upkeep until handing over to the resident welfare association.
